Werkmatt Uri symbolises transformation – from an agricultural area and a historic grain store to a future-oriented economic project. What once served to ensure a supply of grain is now being systematically developed into a driving force for entrepreneurial growth in the canton of Uri.

History

In as early as 1913, the Swiss Confederation used two buildings – now listed – to store grain in preparation for a possible emergency.

These striking buildings by Robert Maillart and Eduard Züblin still shape the architecture of the area today – as landmarks of industrial history with a future.

A far-reaching transformation process began in 2010 with their inclusion in the Uri valley floor development project.

The Canton of Uri gradually converted the area into high-quality commercial land and invested tens of millions in its development, energy, water, sewage and transport links. Today, the area is fully connected, newly divided into plots and ready for construction – as the largest continuous development area on Uri's valley floor. By 2029, the site will also be directly connected to the A2 motorway with partial access.

Werkmatt Uri is located in industrial zone 2 and is subject to the Eyschachen neighbourhood development plan (QGP). There are no plans for residential use, as the site is intended exclusively for commercial, industrial and service-orientated uses with high added value.


Exception:
According to Article 47 of the building zone regulations of the municipality of Altdorf, individual dwellings are permitted per business, exclusively for business owners or for business-related employees. This use is only permitted if operations at the location require a residential presence – for example during night or weekend operations with supervisory duties.

The prices for plots at Werkmatt Uri depend on factors such as location, plot size and, in particular, the utilisation concept of the project.


Fair regional market prices are ensured. The following applies: the higher the planned value creation and concentration of jobs, the more attractive the conditions can be.

Yes – definitely. Werkmatt Uri is open to companies from Uri as well as new companies from outside the region. The decisive factor is not origin, but contribution to regional value creation.

All companies wishing to move to Werkmatt Uri must fulfil the requirements of the neighbourhood development plan (QGP). A key criterion here is job concentration:

  • Service uses: at least 1 job per 30 m² of gross floor area
  • Industrial uses: at least 1 job per 150 m² of gross floor area 

In this way, the Canton of Uri is ensuring that Werkmatt Uri serves its purpose – the creation of productive jobs and sustainable economic development.

Sports facilities are not permitted at Werkmatt Uri as they are not compatible with the requirements of the neighbourhood development plan (industrial zone 2). The site is intended exclusively for commercial, industrial and service-related uses.

 
However,
in-house sports facilities, such as gyms for employees, are possible as long as they are functionally integrated into the operational context.

No. According to Article 47 of the building zone regulations of the municipality of Altdorf, the car trade – in particular car dealerships (new or second-hand vehicles) and car recycling – is explicitly not permitted in industrial zone 2.


The following industry-related uses are also not permitted:

 

  • Energy supply: e.g. waste incineration plants
  • Timber industry: e.g. log stores, sawmills
  • Logistics and land transport: warehouses without production, building material depots, machine parks, building materials trade with large external warehouses
    Preparation of building materials: gravel, concrete and asphalt plants
  • Transport-intensive facilities: shopping centres with >5,000 m² of sales area or >300 parking spaces, facilities with >1,500 trips on more than 100 days per year

Industrial zone 2 – and thus Werkmatt Uri – is intended for industrial, commercial and service-related uses with high value creation and reasonable land utilisation. The aim is productive use with a sustainable job creation effect.
